Abstract

In today's environment of global competition, high safety awareness and strict environmental legislations, maintenance has becoming a great concern among most company management. They have to adapt to these environment by developing maintenance concepts that prescribe which maintenance activities have to be performed and how they are initialised, and need to set a target against the efficiency, safety and environmental concerns in order to adapt to those changes. There are also changes in capital equipment investment to increase productivity and quality, the changing concept of reactive maintenance to proactive maintenance and changing trend in production environment that have been attracting company management towards increasing maintenance efficiency and effectiveness. From the above views, the necessity of measuring maintenance performance become compulsory in current practice as the result of the measurement will indicate the efficiency and effectiveness of action taken by maintenance team. It also will give information to company management or shareholders regarding the pay back of capital investment that they had invested to physical assets. By obtaining such information, maintenance management could review their current policy or objectives to be matched with the capabilities of the organization, or inversely, plan improvement actions to be able to achieve the objectives. Therefore, there are many studies regarding the concept of measuring maintenance performance either the definition of the measured parameters, the approaches of the measurement system, and tool and supportive system used to evaluate maintenance performance. This paper will discuss the ideas of developing the above concepts and their approaches in indicating maintenance performance, and exploring case studies done by previous researchers in purpose to identify the advantages and deficiencies of the concepts in terms of their implementation and application. After recognising the maintenance performance indicators, and the concept of measuring and evaluating the indicators, this paper will investigate an example of measuring maintenance performance done by a company from foundry industries. Investigation on the company will be focussed on the system of measuring and evaluating maintenance performance, main indicators or data that are being collected, and the techniques that they using for analysing the raw data. By having the broad view of the company system in measuring their maintenance performance, then, it will be compared with others system from the same industry or from world best practices companies. Then, this paper will gives recommendations of improving the current performance measurement system by referring to the explored methods of measurement system and world-class practice.
